Airbnb has announced a significant update to its pricing policy, making the total cost of stays, including all fees, visible by default across its platform worldwide. This change, effective immediately, aims to address long-standing user complaints about hidden fees and enhance transparency for travelers.
Previously, Airbnb listings often displayed base nightly rates, with additional charges such as cleaning fees, service fees, and taxes revealed only at checkout. This practice frustrated many users, as the final price could be significantly higher than the initial listing. The new policy ensures that guests see the full price—excluding taxes in some regions—upfront in search results, maps, filters, and listing pages.
The shift aligns with a U.S. Federal Trade Commission (FTC) rule, set to take effect on May 12, 2025, which mandates businesses to display total prices clearly to combat misleading pricing practices. Known as the “Rule on Unfair or Deceptive Fees,” it was finalized in January 2025 under the Biden administration. Airbnb’s proactive adoption of this standard also builds on its earlier efforts, as total price displays have been mandatory in regions like Europe, California, and Canada since 2019 due to local regulations.
Airbnb first introduced an optional total price toggle in the U.S. and other markets in 2022, which nearly 17 million guests utilized. The 2025 update eliminates this toggle, making the full price display mandatory across all platforms, including mobile apps and desktop. “We’re making it easier for guests to understand the price they’ll pay,” Airbnb stated in a press release, emphasizing a “more transparent marketplace” for both guests and hosts.
Theo Yedinsky, Airbnb’s Global Policy Director, called the change “a crucial step” for travelers, reflecting the company’s advocacy for industry-wide pricing reform. The update also responds to competitive pressures, as rival platforms like Vrbo and newer startups like Savvy have targeted Airbnb’s fee structure in their marketing.
For hosts, Airbnb has introduced tools like AirDNA and PriceLabs to optimize pricing based on local demand, ensuring profitability amid expected market stabilization in 2025. Despite economic challenges, including uncertainties from recent U.S. tariff policies, Airbnb remains optimistic about its growth, with analysts forecasting a strong recovery in the second half of 2025.
The global vacation rental market is projected to continue expanding, and experts suggest that transparent pricing could attract more users to platforms like Airbnb. “Clear, upfront pricing improves the experience for both guests and hosts,” Airbnb noted, positioning the change as a win for its community.
This move marks a pivotal step for Airbnb as it navigates regulatory demands and strives to rebuild trust with users frustrated by hidden costs. As the travel industry adapts to evolving economic and regulatory landscapes, Airbnb’s commitment to transparency could set a new standard for the sector.
